The Ditmas Park and Kensington Coop Report - Spring 2018

Ditmas park is pretty famous for its large Victorian homes often featured in movie and tv shows. It is the suburbia of Brooklyn some might say. I love these homes and would love to live in one sometime in the future. As a real estate agent, I love Ditmas for another reason. This area has some of the best coops for first time buyers at a great entry price point. Finding affordable housing in Brooklyn can be difficult, but with spacious floor plans, convertible layouts, and affordable monthly maintenance, these buildings should be the first stop for an entry buyer. Now as you may know, listing price doesn't mean as much as CLOSED price. This is generally where owners and brokers pull accurate data to competitively price a listing to the market. Like anything the value contingent on what people will and have paid for it verses what the seller wants to get for a certain home. I included the last 100 coops closed as reported by ACRIS.
